Pedestrian-friendly Design
The Cliffs will be a walkable community with approximately 50 percent
of residents living within a quarter-mile of its village center,
which will eventually include eateries, retail shops and other services.
An expansive system of trails will connect internally between neighborhoods
and a primary loop trail will circle the entire community.
Convenient Access
The Cliffs will be located near main roadways, such as Highway 21, Interstate
84, and Federal Way, providing convenient access to major employment centers,
downtown Boise, and the western portions of the valley.
- The Cliffs will be near Micron
Technology, Interstate 84, Federal Way industries and offices,
and commercial space to be built near the future East ParkCenter
Bridge.
- It is estimated that the vast majority
of car trips — 60 percent — to destinations outside the
community will use Highway 21. After the East ParkCenter Bridge is completed
and under the current street connectivity, it is expected that only
ten percent of vehicle trips from The Cliffs will use Warm Springs Boulevard
to access downtown Boise.
- In addition, The Cliffs is expected
to attract residents from neighboring communities who are seeking
a closer alternative than downtown Boise for recreation, dining
and entertainment. This should also help reduce the length of
car trips in the region.
Transit Ready
A site to serve future transit service to the community will be
conveniently located in the village center.
